Meezan Investment Index

How the Meezan Investment Index works

Methodology version 1. Every score is calculated by Meezan Property's engine from verified evidence. This page is generated from the methodology in force, so it always matches what the engine does.

  • Verified, traceable evidence only
  • Official legal checks
  • No paid or sponsored ranking

Recalculated automatically; last published 4 Nov 2026, 08:39 (methodology v1). How the Index works

What is ranked

Five kinds of real estate development, each with its own scoring engine. Individual plots, houses, shops, apartments and listings are not ranked; they stay in the property marketplace. Demo and illustrative data is never used.

Evidence rules

  • Each factor is scored 0–100 only from verified records of accepted source types, each with its source and the date it was collected. A factor without such a record is missing: it is never estimated, and nothing is generated by AI.
  • Evidence older than 36 months is not used; evidence up to 12 months old gets full recency credit.
  • Asking prices are never treated as sales. Historical performance uses verified transaction or valuation prices at least 9 months apart.
  • A rental yield is published only from verified rent and a verified price or valuation (gross yield, mapped from 2% to 10%).
  • The score is the weighted average of the verified factors, reduced by up to 20% for weight without evidence, so thin evidence never beats complete evidence.
  • A project is ranked only when verified evidence covers at least 60% of its category's weight and its Data Confidence Score is at least 35. Otherwise it shows Insufficient Verified Data.

Where evidence comes from

  • Official records, collected automatically and politely (identified, within robots.txt) from authorized public lists, such as the Lahore Development Authority's approved, illegal and LDA-developed schemes.
  • Documents from owners, developers, auditors, valuers and engineers, each checked once by Meezan Property staff before it counts. Owner statements count for less than independent or official records.
  • Site inspections and licensed data where available. Accepted source types: Official development / approval record, Audited / certified document (rent roll, safety certificate, accounts), Verified transactions, Licensed data provider, Independent site inspection, Verified rental observations, Authorized market report, Owner-submitted document (staff-verified), Meezan Property research.
  • Legal status comes only from verified records of official authorities.
  • Excluded from recommendations: approval cancelled, declared illegal / unapproved, regulatory restriction, or any record of serious severity, until a later official record from the same authority clears it.
  • Ranked only when approved or partially approved. A project whose approval is pending is scored but not ranked.
  • An unverified legal status is never shown as approved: without a current verified approval, the project shows Insufficient Verified Data.
  • Open disputes and warnings reduce the legal score (minor −10, material −30) and add risk. A verified unsafe building finding also excludes a project.

Data Confidence Score

Separate from the investment score (0–100):

  • Share of the weight with verified evidence30%
  • How recent the evidence is25%
  • How authoritative the sources are25%
  • Independent publishers10%
  • Factors confirmed by two or more publishers10%

High from 75, medium from 55, limited from 35.

Risk classification

Verified findings add risk points: pending approval, disputes and warnings, delayed or stalled delivery, closed operations, low occupancy, weak finances, safety deficiencies, a weak developer record and thin evidence.

  • Low riskfrom 0 points
  • Moderate riskfrom 2 points
  • Elevated riskfrom 4 points
  • High riskfrom 6 points

The Overall Meezan Investment Index

Unlike assets are never compared by raw prices or yields. In each category with at least 3 ranked projects, a project's normalized score is its mid-rank percentile within that category (0–100). The Overall Index is the normalized score × (0.5 + 0.5 × Data Confidence Score ÷ 100).

Independence and updates

  • No paid or sponsored ranking: subscriptions, packages and featured listings are never read by the engine.
  • Results are recalculated and published automatically after every verified change, and daily. Every change in a ranking is recorded with its reasons on the project's profile.
  • Weights change only in a new methodology version; this page always shows the version in force (now version 1).
